Most people walk past the agency in the evening, not during office hours. Printed listings in the window are barely legible then, curled by the sun and often already sold. A bright surface shows the current portfolio — at ten in the evening too.
An agency has little walk-in trade but many passers-by. The window is therefore not a side stage but the place where owners and searchers encounter the name for the first time.
Current
Sold means sold
A yellowed listing for a property sold long ago does more harm than good. Digitally you remove it in seconds and show the next one.
After hours
Especially visible in the evening
When shop lights and street lamps are on, a bright surface is the most striking thing on the façade — exactly when most people walk past.
Properties
More than a floor plan
Images, location, floor area, energy rating and price in a calm sequence — instead of six sheets of paper nobody reads in passing.
Acquisition
For owners as well
Half your audience is not searching but wants to sell. A dedicated message for them runs on the same surface, on schedule.
Daylight
Readable in sun as well
High-brightness panels stay legible behind glass. An ordinary television in the sun only shows the passer-by their own reflection.
No print costs
No more printouts
New listings in the window every week mean paper, toner and time. Digitally it is a two-minute task.
[ 02 ] In the window
Portrait, behind glass, often in the sun.
Agencies usually have narrow window fronts in ground-floor locations. Portrait is almost always the right choice there because it follows eye height and leaves room for a whole listing.
From 1,500 cd/m² in direct sun, from 700 for north aspects and arcades.
Portrait for single properties, landscape when several are to sit side by side.
Automatic dimming, so the surface does not dazzle in a residential street at night.
Burn-in protection for the logo and contact line that stay permanently on screen.
For a standard setup we plan one to two weeks from your first message to live operation.
We look at the window
Aspect, shading, sight line from the street, window height. Brightness, diagonal and format follow from that.
The listing becomes a layout
We build a template your team enters images, figures and price into — legible from two metres, with room for the energy rating and mandatory details.
Installation in the window
Displays come from stock, our team mounts and calibrates — at the glass, freestanding or suspended from the ceiling.
Handover and operation
Your team swaps properties itself, which takes minutes. Monitoring keeps running on our side.
[ 04 ] Cost
What it costs.
You buy the displays once, the software runs as a monthly licence per display. The concrete quote follows the briefing — these figures give you the order of magnitude.
For standard cases we work with templates your team enters images and figures into — done in a few minutes. An automatic connection to agency software we assess case by case; tell us which system is in use.
How many properties can I show at once?
Four to six in a sequence of about ten seconds each works well. More means passers-by miss the property that suits them because they have walked on before it appears.
Do mandatory details such as the energy rating have to appear?
Property advertisements in commercial media are subject to the disclosure duties of the German Buildings Energy Act. We set up the templates so those details have room and stay legible — the case-by-case legal assessment remains with you.
Does the surface keep running at night?
Yes, and that is where the greatest value sits. In the evening and at night footfall in front of the window is often higher than during the day. Brightness is reduced automatically so it does not dazzle.
How high are the electricity costs?
A 55-inch display in continuous operation costs roughly the equivalent of 15 to 25 euros a month depending on brightness. Switching off at night comes in considerably below that.
Can we keep our existing screens?
Often yes. The check costs nothing. What matters is whether the device is rated for continuous operation and bright enough for the window position.
